Verde Ranch RV Resort
Verde Ranch RV Resort is a 400+ space RV Resort situated at the junctions of US Interstate 17 and Arizona Highway 260 at Camp Verde, Arizona. It's proximity to the Verde River, Town of Camp Verde and easy access to the highway system, along with its modern design and amenities make it a convenient and desirable destination for RV travelers. It is getting highly favorable reviews for it's convenience, easy access, amenities and quality.
This project was coordinated and managed by SEC from it's initial stages, beginning with getting the property re-zoned to Commercial with a PAD overlay to allow for the development to move forward. Several conceptual layouts were developed in coordination with the developers, the town, and local agencies and utilities. Major overhead power and communications lines were converted to underground to improve the aesthetics of the site. A large portion of the site lies within the Verde River floodway so special care was required to ensure the development complies with the county flood control requirements. Also the property previously had irrigation rights. SEC's on-staff water rights specialist was utilized to ensure those rights have been properly preserved and utilized for the new development. An existing irrigation ditch runs through the site. Also the site abuts the Verde River. These waterways provide attractive natural riparian corridors which have been preserved and enhanced for the enjoyment of the guests. Walking trails and recreational playing courts are situated in these surroundings. Together with a clubhouse and pool, laundry and shower facilities and a small convenience store, the park's design and amenities ensure a refreshing and pleasant experience. The Town of Camp Verde has cooperated with the developers to install a sewer extension and new sewer pump station on the property to facilitate the needs of the town and the resort. SEC provided the coordination and engineering services for the new sewer line and pump station in conjunction with the park development. |

Rain Spirit RV Resort
Rain Spirit RV Resort is a 63 space park located on the outskirts of the Town of Clarkdale. SEC was hired to develop the concept, provide civil engineering services, construction management and utilities and agency coordination for the entire project.
The site was previously graded for a church project that was discontinued. SEC performed a topographic survey to establish the existing conditions. A base map was created and several conceptual layouts were developed with input from the owner. Once a concept was selected, a 3D model of the site was developed to establish the grading and drainage design and balance earthwork quantities. Sub-consultants designed the buildings and landscaping. Rain Spirit officially opened on October 3, 2018 and has seen very good reviews from it's guests. Rancho Roca RV Resort

The Rancho Roca RV Resort: The Rancho Roca RV Resort project was based on the vision to develop a five star RV Resort, consisting of up to 170 full hook-up RV spaces with an on-site wastewater treatment facility including a dump station in addition to the common water system. As part of the open-space total, a 26-acre undisturbed “Preserve” was planned. The balance of the open space included such functional aspects as pedestrian/nature walks with about 1.5 miles of trails; a park, a picnic area with barbeques and horseshoe pits; a pond and water features incorporating the reused/treated wastewater. Twenty-two acres were retained for single family residential uses, comprised of two acre residential zoning. This location was intended as a separation and transition from the Rancho Roca open space through to the adjoining residential properties to the north and east. SEC was responsible for the hydrology, site plan, grading, entrance roadway design, as well as the entitlement processing and citizen participation process.
Distant Drums RV Resort

The Distant Drums RV Resort: The Distant Drums RV Resort is situated on 9.7 acres located in the central Verde Valley region of Arizona. The resort accommodates 158 sites with wide paved roads that wind through the landscaped grounds. The facilities at Distant Drums include heated pool and jacuzzi and a country store. SEC provided the engineering plans including: hydrology, grading and paving, and utilities. SEC was crucial in the negotiations with ADOT and designed a deceleration lane to the project. SEC also obtained a certification for a new public water source and provided the construction supervision and as-built documents for the completed RV Park portion.

River Sands RV Resort
Currently under construction, River Sands RV Resort is situated on the Colorado River at Ehrenberg, Arizona. This project has been designed for 270 RV sites along with a clubhouse, shower and laundry facilities and recreational pond in the current phase and options for additional spaces or modular home sites in the future. An onsite sewage treatment plant will be required to handle the needs of the development.
The extremely flat site presents challenges for obtaining adequate slopes for grading and gravity utilities. Also there are significant flooding risks from offsite runoff that are currently being coordinated with FEMA for mitigation options.
