Resort Project Examples

Wyndham Resort: Wyndham Resorts (formally Fairfield Communities) is a 20-acre mixed use Planned Area Development (PAD) that includes interval ownership condominiums, residential apartments and single-family lots. SEC was the primary consultant in all phases of the development of this project. The planning effort required obtaining a zone change from single-family residential to PAD and conducting negotiations with city staff and nearby residents to determine the nature of transitional zones from the commercial area along the eastern property line to residential neighborhoods along the west. Preliminary and final site plans as well as preliminary and final plats were prepared, submitted and eventually recorded. After the survey department conducted an ALTA property survey and a topographic survey, SEC’s civil engineers designed the streets, parking lots and sewer and water systems as well as preparing drainage plans and reports, and offsite city street improvements and a bridge culvert. As part of the company’s full spectrum of services, SEC also provided construction survey staking, as-built surveys and plans, and engineer’s certifications.

Sedona at Seven Canyons: Sedona at Seven Canyons is a high end private residence golf club containing interval and whole ownership villas, private residence estate lots plus all of the amenities expected in this type of property. Over the last five years, SEC has been intimately involved in the planning, permitting, design and construction of four distinct phases of the development. Planning efforts included obtaining two minor PAD amendments, preparation of final plats, liaison with County officials and attending owner driven planning sessions. Permits obtained ranged from permits to construct through certificates to operate for all forms of utilities including a 65,000 GPD waste water treatment plant.

Sedona Summit: Sedona Summit is a premier Planned Area interval ownership development which includes 214 units spread over 29+ acres. The upscale resort features four swimming pools, indoor and outdoor jacuzzis and two clubhouse facilities. SEC supplied the full range of engineering and surveying services required on this five-phase project ranging from topographic survey through final as-built drawings. SEC also produced water and sewer plans as well as grading/drainage plans and reports, acted as liaison with architects and contractors and obtained all necessary city permits. Construction staking of grades, culverts, utilities and building locations was done in addition to construction inspections and engineers evaluation and certifications.
